the right agent is critical – I encourage you to schedule
a meeting with other agents as well as with me to be sure that
you find the right fit |
Identifying Your Needs

We’ll
have an initial consultation to discuss the purchase process. This
is particularly important if you are a first time buyer. |

We’ll
discuss your preferences with regards to property types, neighborhoods,
your timetable and budget |

I
will put you in contact with a seasoned lender in order to start
the pre-approval process (if you are not already pre-approved). |
Finding the Right Property |

We
will look at available properties together on the Multiple Listing
Service (MLS) |
| •
|
I
will create a search for you on the MLS, and if you wish, you will
receive an e-mail each time a new property that meets your criteria
hits the market |
| •
|
We
will go out and visit properties together on Sunday so I can get
a better sense of your preferences |
| •
|
I
will view newly listed properties for you every Tuesday on “Broker’s
Tour” and notify you when I see a property that could be a
good match |
| •
|
Each
Wednesday, I will view new Zephyr listings before they are listed
on the MLS, making sure that you have the opportunity to view listings
first |
| •
|
Each
Friday, I will send you all available open homes for the weekend
(with recommendations on what to see), in case you have an opportunity
to view homes that weekend |
| •
|
This
will be a consultative process – as we both view properties
together and individually, we will refine your search until we find
the right place |
The
Offer
San Francisco is a very competitive marketplace for buyers.
Making the right offer is perhaps the most important element of
the transaction – you don’t want to overpay, nor do
you want to miss out on the home you want.
I
have been able to achieve a very high acceptance rate of my clients’
offers. Below are some key factors in this success:

I
slowly and carefully walk my clients through the contract, and will
happily answer any and all questions that you have |

The
moment that you think you might be interested in a property, I initiate
a dialogue with the agent representing the seller. Maintaining a
good relationship with the “other side” is key to making
sure that your offer gets the consideration it deserves |

I
will review with you the recent sales prices for comparable properties,
and we will develop a strategy for making our offer as strong as
possible. Often I have found that factors other than price can make
the difference in having an offer accepted |

|
The
offer itself will be well-crafted, hand-delivered, and even presented
in person if the seller is willing. I will highlight your strengths
as a buyer, either in person or in a cover letter with our offer |
| •
|
I
will follow up with the seller’s agent to find out where we
stand, and if for some reason our offer is not the top offer, I’ll
see if there is any opportunity to get our offer into contention |
| •
|
Sometimes
there may be additional negotiation involved – you are always
the boss, but I will be your primary advocate |
Escrow
Process
After your offer is accepted, my work is not done. I will help
you through the escrow period until you have the keys to your
new property.

I
will open escrow and establish a relationship with the title company |
| •
|
I
will manage the scheduling of – and attend -- your final
escrow appointment (when you sign your loan papers and all other
escrow documents) |
| •
|
I
will arrange – and attend – all inspections of the
property, and I will review all reports resulting from said inspections |
| •
|
I
will make sure that your loan is in process and your lender has
everything he/she needs in order to close the transaction |
| •
|
I
will ensure that we are addressing all conditions and contingencies
of the contract in a timely manner |
| •
|
Finally,
when you go “on record,” as the new owner of the property,
I will hand deliver the keys to your new home to you! |
After Close of Escrow
I will not disappear after you have moved in to your new
home!

I
am always around to help you problem-solve if any issues come up
post-close. |

I
will provide you with referrals for any work that you’d like
to do to your home (ie: painters, carpet cleaners, contractors,
electricians, etc!) |

I’ll
stay in touch to let you know about sales of properties close to
your home |
